Common Home Selling Myths That Just Aren’t True

Are you looking to sell your home?

When you sell your home, it’s guaranteed that your friends and family will give you all sorts of ‘good advice’. But most of this wisdom isn’t only outdated, some of it could harm your chances of selling your home.

Don’t worry, we are here to help. Read on for some of the most common home selling myths that just aren’t true.

Your Home Will Only Take a Few Days to Sell

While the real estate market is hot right now, this is not always the reality. In fact, it actually takes 56 days on average for a US home to come under offer and, even if it’s under offer there’s no guarantee that the offer will always go as desired. Sales could fall through, especially if there are contingencies.

You Should Not Ever Take the First Offer

If the buyer is paying the asking price and more, and they’re in a good position, you’d be silly not to accept. By a good position we mean they have the finances in place, adore your home, and don’t have any contingencies.

You could keep your home on the market after you accept an offer to let the viewings continue but this can be insulting put your buyers off. If it all checks out, and you’re getting what you’re asking, then it would be silly not to accept.

You Need to Wait Until Spring to Sell

While some months may see peak house sale closures, the market doesn’t dry up at other times of the year. There are always people who want or have to move.

Home sales don’t stop because it’s cold and wet outside. If you want to sell your home (or you need to), don’t put it off. Help from an expert real estate agent is the best asset you’ll have for success than waiting for the ‘right’ month.

You Don’t Have to Worry About Small Repairs

When it comes to selling your home, you want it to look the best it can. More and more buyers want a home they can move right into, and not spend time and money overhauling from scratch. So, make sure potential buyers see your property’s full potential.

If they see cracked ceilings, peeling paint and faded carpets, it’ll represent poorly. Potential home buyers will begin adding up the cost of repairs they’d have to do immediately. Some buyers may want the project, but it’ll reflect in any offers you get.

So, before putting your home on the market, do an inspection from room to room. Make a list of the little repairs that are needed and get them sorted. It’ll be well worth the hassle it could save you further down the line.

How the Exterior Looks Doesn’t Matter

Even the most beautiful interior design work can’t make up for a shabby, run-down exterior. First impressions are vital, and it all starts with the curb appeal of your home.

Many times people enquire about a home because they drove by. Buyers see the sign, like the look of the outside and want to see more. If they don’t like what they see, they’re not likely to bother arranging a viewing.

So, take some time to spruce up the outside of your home. Tidy the lawn, put the kids’ toys away, and give it a fresh coat of paint, if needed. Showing your home is well cared for is key to establishing interest from potential buyers.

Buyers don’t want to add to their expenses when looking for a new home. If your exterior isn’t well cared for and up to par, you can’t expect to get the full asking price.

You Should Set Your Price as High as Possible

One of the most damaging errors home sellers and inexperienced realtors make when selling a home is overpricing which may lead to a lengthy time on the market.

The longer a home sits on the market the less desirable it looks to potential home buyers and may even drive away interest, making it even harder for you to find a buyer when you do lower the price. Most likely ending up selling for less than your original asking price anyway.

Everyone wants to get the most they can, but you have to be realistic. Having a professional real estate agent is vital. They’ll know what similar homes in your area are going for and can help set a good, but realistic price.

If I Sell My Home Myself, I’ll Keep More Money

Realtors exist for a reason; it isn’t easy to sell a home. There are legal and financial aspects that can confuse you if you don’t know what you’re doing.

Not to mention all of the compliance regulations that must be followed. It’s hard work. Trying to sell a home yourself requires that you handle everything from marketing, taking calls, and scheduling viewings yourself. It’s a full-time job that can easily take over your life.

By the time you add on the cost of missing work and other expenses, you won’t end up with much more than if you’d paid an agent. Add to the fact that without the same resources as a realtor, it’s harder to sell your property. Often, if for-sale-by-owner properties sell, they sell for a much lower price than an agent would have achieved.

I Need to Sit on Offers for a While to Boost Buyer Interest

Playing hard to get is questionable in romance, and it’s got no place in real estate. If you receive an offer from a potential buyer, you need to respond immediately, or as soon as you can.

You can choose to accept the offer, or put in a counteroffer. Your agent will be able to give advice and guide you on what’s the best way forward in that situation. The underlying message is that you want potential buyers to know you’re serious. Otherwise, they may retract the offer and go elsewhere for a faster response.

Moving into a new home marks the beginning of an exciting new chapter of life. From planning the perfect decorations to familiarizing yourself with the neighborhood, every step of the process is an adventure waiting to be discovered. At the same time, there’s no doubt that buying or selling a home can be a bit stressful.

Luckily, there’s a simple way to mitigate some of the anxiety that you may be experiencing. Finding the best realtor for your needs will help you navigate the buying or selling process without any of the usual hassles. So, we’ve listed some key qualities to look for before you hire a realtor why finding a skilled real estate agent in the Greater Nashville region is crucial to your success with buying or selling a home.

Why You Need a Real Estate Agent and How to Hire the Right Realtor

Whether you’re planning on buying or selling your home, you need an expert real estate agent to help you every step of the way. There are numerous reasons why hiring a Sumner County real estate agent is vital to getting the results you want from selling or buying.

First, a real estate agent can provide you with valuable insight that you might not have acquired on your own. For example, if there are certain issues with your dream home that you never noticed, a skilled agent can point out these problems to you and propose a potential solution. Whether the home has a leaking problem or a furnace that doesn’t work properly, the right realtor can bring your attention to these problems before they become serious.

Additionally, realtors are trained to handle every aspect of the buying or selling process, from negotiating to filling out any relevant paperwork. By hiring the right realtor, you save yourself a considerable amount of stress and focus instead on reaching your goals.

Top Qualities to Look for in a Realtor

Once you’ve made the decision to hire a realtor, it’s crucial to seek out the right qualities in your real estate agent before moving to Nashville or selling your Nashville area home. Look for these key traits that the best realtors have in common before you hire a realtor.

Attention to Detail
If your realtor takes their job seriously, they’ll pay close attention to the most important details of the buying or selling process. When looking for a real estate agent, make sure they pay attention to your specific needs and address them properly. A skilled realtor should be extremely organized and prepared to answer all of your questions.

Experience with the Local Housing Market
It goes without saying that your real estate agent should know the housing industry inside out. However, it’s also important that they’re familiar with the housing market in your particular area. By understanding all the different nuances of your specific community, your realtor can help you meet your buying or selling goals based on the pricing strategy of your area.

Strong Communication Skills
When meeting with a potential realtor, be sure to carefully evaluate their communication skills. Proper communication is vital to helping you buy or sell your home effectively, which is why it’s one of the most important qualities to seek out in a realtor. Confirm that your agent regularly keeps you posted on each step of the transaction process and that they let you know about any new opportunities which may interest you.

Integrity
To form a strong relationship with your real estate agent, you need to be able to trust them. Don’t neglect honesty and integrity when assessing potential real estate agents. Your realtor should be completely upfront with you when it comes to discussing prices. At the end of the day, this will make it easier for you to find the home you want if you’re buying and hand over your home to a new owner if you’re selling.

Time Management Skills
The last thing you want is for your real estate agent to be late–or worse, a no-show–during a viewing. Be sure to confirm ahead of time that your realtor has strong time management skills and superior organization. The most successful Sumner County real estate agents make your needs a priority and adjust their schedules according to these needs. While working in the real estate industry can be a demanding job, the best realtors handle stress and uncertainty with a sense of confidence.

Desire to Build a Relationship
While helping you buy or sell your home is the main goal of a real estate agent, it’s also vital that they take the time to form a strong relationship with you. Realtors who actively put your needs first are the ones who help you get to where you need to be more quickly.

In addition, the right realtor should offer constant help and support to help you reach your goals. One of the perks of building a lasting relationship with your realtor is that they can provide you with additional advice if you ever find yourself needing help with buying or selling a house in the future.

Hire the Right Realtor to Buy or Sell Your Home Quickly

The process of buying your ideal home or moving out of your old home takes a lot of time, effort, and skill. That’s why it’s best to leave all of the work to the experts. As you research how to hire the right real estate agent in Nashville, keep these essential guidelines in mind. In the long run, you’ll be grateful that you took the time to find the best realtor for your needs and let them help you every step of the way.

If you find it easy to enjoy a weekend by the lake, why not take the plunge and make living lakeside a permanent solution with a beautiful lakeside home on one of Tennessee’s beautiful lakes? As seasoned Middle TN Realtors, we have helped homebuyers build a life around their picture-perfect surroundings by finding their ideal lakeside home in Sumner County, Davidson County, and throughout the state.

Imagine starting your days taking in the morning views and ending your evenings with symphonic sounds of nature that take the edge off even the most stressful times.

Aside from all the personal benefits of lakeside living, there’s also the economic benefit. Owning a home is a sound investment, even in the best of times. But, owning a lakeside home means every time you’re moving funds to pay your mortgage, you’re securing an investment that’s appreciating by the year.

From mental health to economic welfare, to physical well-being, here are five of the most notable advantages of living lakeside in Tennessee.

  1. The Views

We struggled not to put an exclamation point at the end of this heading. The views alone make purchasing a lakeside property in Sumner County and the Greater Nashville Region worth its weight in gold.

When you wake up in the morning, you can take in your morning cup of tea with soft, glistening ripples upon the lake. When you ease into a rocking chair for the evening with your nightcap, you can listen to the symphony of crickets as fish arch in and out of the water.

If you’ve had a difficult day, the sounds of the evening will soothe your soul. If you’ve had a wonderful day, you and all the family can light sparklers down by the water, dip your toes, and watch the sun sink beneath the shoreline.

  1. The Wealth of Activity

Of course, you do not just have to soak in lakeside living from your Cracker Barrel rocking chair. You can get active down by or on the water.

Imagine walking lakeside while the sun goes down on Old Hickory Lake or the Cumberland River, Or, sliding your kayak into the water to gently ease away the stresses of the day. Lakeside living also affords endless ways to enjoy time with friends and family.

Swimming, of course, is an all-day (and all-night) affair, and, typically, where there’s a lake, there’s also a system of hiking trails. So, if you’d rather remain on dry land, then there’s a great chance you’ll be able to drink in the morning air, whether it’s by land or by “sea.”

  1. A Sound Investment

Typically, purchasing a home is a wonderful investment. Purchasing a home in Nashville TN is another great layer of investment but purchasing a home by a lake can make for the best investment of all. Every time you make a mortgage payment, you’re building equity and securing your interests.

Consider that there is only so much land surrounding a lake. That places this kind of property in lower supply than other areas in Middle Tennessee. Of course, any time demand rises above supply, you have a golden ticket.

  1. Blue Mind Science

At The Burnett Group, we’ve been selling lakeside retreats for nearly 20 years, and this was quite illuminating. There’s something called blue mind science; it’s the study of aquatic environments’ health benefits.

Have you ever thought about the phrase “seeing red?” Well, the opposite end of the spectrum is seeing blue i.e., an ocean, lake, or river. According to blue mind science, people are naturally drawn to blue space for its emotional benefits.

This makes sense when you consider the multitude of people who go to the beach or the lake to relax on weekends. If you want to get scientific about it, these blue mind studies cite the fact that water covers 70% of the earth and constitutes 70% of our bodies.

As such, there’s a biological connection (and draw) to water and that’s why we find it so calming. As with any study, take it with a grain of salt but we certainly found little glimmers of truth in the pursuit of a blue mind.

  1. Boosted Immunity

Here’s another tidbit that comes up often. It’s reported time and again that staying active and getting out in nature is good for people battling depression, diabetes, obesity, cardiovascular disease, and more.

Think about all the things we do to stay healthy. May it’s the vitamins you keep on your bedside tables, or all the healthy food choices you make on a daily basis. Living lakeside is a wonderful way to tuck yourself into bed each night, knowing your physical environment is constantly working toward your overall betterment.

Each home will consist of 2 bedrooms, 2 baths, 2 car garage along with an open kitchen, dining, and living area.  All homes will be one level and prices starting under $200,000. A combination of wood floors, ceramic tile, and granite counter tops will be just a few of the elegant finishes used to complete each of these charming homes.

We are still working on finalizing details, but we are anticipating an early Spring start date.  Please contact us regarding any questions about this highly desirable community.

Barcelona Wine Bar

1200 Villa Pl #110, Nashville, TN 37212

I visited Barcelona Wine Bar with a party of 10 recently and it was quite the experience to say the least. It’s located in the heart of Nashville’s Edgehill Village.  This Connecticut-based tapas restaurant has a rotating menu of charcuterie and cheeses, tapas (small plates), salads, chef features and bigger entrees to share.  With a super trendy vibe and remarkable décor, I feel that this place will be a perfect venue for happy hours, date nights, or a small group of friends to mingle.  However, I just want to warn you about taking a large party to this restaurant.  In my personal opinion (and who knows…maybe they were having an “off night”), the service and food was completely inconsistent.  A 2 hour meal turned into a 4 hour meal due to drink orders getting confused, food orders coming out in a misconstrued order and the staff seemed very disheveled.  I’m not one to normally give a bad review of a restaurant, because let’s be real…I love food, but this experience could have been much better.  I will certainly give it another try, although, next time I will attend with a much smaller crowd.

Spring is right around the corner, so it’s time to freshen up those interior colors.  The color for 2017 is…wait for it…GREEN.  Trend setters will be drawn to this sophisticated color palette that consist mainly of bright greens.  You can pull this color in by using pillows, accessories, throws, etc.

I love a nice, strong mix of a traditional and a modern look mingled together.  Something to always keep in mind…less is best!  Accessorize with big pieces and intermix some smaller pieces of crisp and clean décor.

Wallpaper, butterflies, and slip covers for chairs are back this year.

Just remember, never be afraid to express your own personal style because

that’s what is going to make your home feel like a home.

Happy Decorating!

Do you like to save money?  I do, but quality matters to me as well!   Going the cheap route can occasionally mean the quality is compromised, but there’s nothing better than finding something you’ve been searching for at a bargain price.

One of my favorite apps to use while I’m out shopping is Retail Me Not. I mainly use this for clothing and shoes.  Retail Me Not is a free app for your mobile device and they also have a website. Once I walk into a store or shop online, I will search the site/app for the current deals (i.e. online offers, in-store offers, printable coupons, free shipping/promo codes, gift card deals etc.).  The company distributes over 500,000 coupons from over 50,000 stores in a variety of retail categories.  How awesome is that?

Personally, I don’t like getting a slew of emails from retailers that tend to flood my inbox (I actually have tips for this as well, but that is for another day, another newsletter…so check back regularly). Many of the emails we all get in our inbox will be featured on this site/app – so you can feel free to opt out of emails from retailers if you so choose.

Many of my friends that I have recommended this site/app to love the convenience and have saved lots of money.  I hope you find it just as helpful. Just search for Retail Me Not in the app store. Oh, and guess what?  It’s FREE!

Martie’s Reviews

5th & Taylor

I cannot say enough about 5th & Taylor! It had been on my “must-try” list for months! Matt made 20161104_185243reservations for our anniversary and, let me tell you, it was the perfect spot! The atmosphere was fun yet relaxing. Restaurant has an open-concept but the lighting and Decor make it very comfortable. The menu has a wide variety of cocktails which always makes for a fun experience. Our dinner choices weigh heavily on the recommendations of the waiter and he was extremely helpful and right on point. I have to say the oysters were my favorite but I do love a good raw oyster on the half shell. The steak was fantastic and it was cooked perfectly. (I’m very picky about that…. RARE PLEASE!) I have to admit I was so full I didn’t try match of the sides however Matt magically made the macaroni disappear. I’m going to assume it was amazing. I’ve already got a reservation to go back and experience this place again with some of my girlfriends. I highly recommend!
